What Is an EMI?§

EMI stands for Equated Monthly Instalment — the fixed amount you pay to a lender every month until your loan is fully repaid. Each EMI covers two components:

  • Principal: the portion that reduces your outstanding loan balance
  • Interest: the lender's charge for lending you the money

The split between principal and interest is not fixed — it changes every month. In the early months, most of your EMI goes toward interest. As the balance shrinks, more of each payment goes toward principal. This is called amortization.

The EMI Formula§

The standard EMI formula is:

EMI = P × r × (1 + r)^n / ((1 + r)^n - 1)

Where:

  • P = Principal loan amount
  • r = Monthly interest rate (annual rate ÷ 12 ÷ 100)
  • n = Total number of monthly payments (loan term in months)

Example§

Loan amount: $15,000 Annual interest rate: 7.5% Loan term: 36 months (3 years)

Monthly rate (r) = 7.5 / 12 / 100 = 0.00625 EMI = 15000 × 0.00625 × (1.00625)^36 / ((1.00625)^36 - 1) EMI = $466.65

Over 36 months, you'll pay 36 × $466.65 = $16,799.40 total — meaning $1,799.40 in interest.


What Is an Amortization Schedule?§

An amortization schedule is a complete month-by-month table showing:

Notice: Month 1 has $93.75 in interest (7.5% of $15,000 ÷ 12). Month 36 has only $2.89 in interest. This front-loaded interest structure means that paying off a loan early saves disproportionately on total interest.


Types of Loans You Can Calculate§

Personal Loans§

Personal loans are typically unsecured (no collateral) with fixed interest rates and terms of 1–7 years. The EMI formula applies directly.

Auto Loans§

Car loans work the same way as personal loans mathematically, though the rate and term differ. Typical terms: 36, 48, 60, or 72 months.

Mortgages / Home Loans§

Mortgages use the same amortization math but with much longer terms (15, 20, or 30 years) and lower interest rates. The amortization schedule for a 30-year mortgage is 360 rows.

Student Loans§

Student loans often have income-based repayment options that change the standard EMI formula. For standard repayment plans, the formula applies directly.

Business Loans§

Business loans may use simple interest (not amortizing) or may have balloon payments — the standard EMI calculator applies to standard amortizing business loans only.

Interest Rate: Flat vs. Reducing Balance§

This is a crucial distinction that many borrowers miss.

Flat rate (also called "simple interest on original principal")§

Interest is calculated on the original loan amount throughout the entire term — even as you repay principal. A "10% flat rate" loan is significantly more expensive than it sounds.

Flat rate EMI = (Principal + Principal × Rate × Years) / (Years × 12)

For a $10,000 loan at 10% flat rate for 2 years: Total interest = $10,000 × 10% × 2 = $2,000 Monthly EMI = $12,000 / 24 = $500

Reducing balance (standard amortization)§

Interest is calculated only on the outstanding balance. This is what banks and most lenders use for personal and home loans.

For the same $10,000 at 10% reducing balance for 2 years: Using the EMI formula: Monthly EMI = $461.45 Total interest = $1,074.80

The flat-rate loan costs $2,000 in interest; the reducing-balance loan costs $1,074 in interest — even at the same stated rate.

Always ask your lender whether their quoted rate is flat or reducing balance. The NexaTools calculator uses reducing balance (standard amortization), which is correct for most consumer loans.


The Impact of Prepayment§

Making extra payments toward your principal dramatically reduces total interest paid and loan duration.

Example: $200,000 mortgage at 6.5% for 30 years§

  • Standard EMI: $1,264.14/month
  • Total paid: $455,089.54
  • Total interest: $255,089.54

Now add $200/month extra to principal from the start:

  • Loan paid off in: ~24 years (6 years early)
  • Total interest saved: ~$57,000

This is why financial planners often recommend paying even a modest amount extra each month on mortgages.


How to Compare Loan Offers§

When comparing two loan offers with different rates and terms, don't just look at the monthly payment — calculate the total interest paid over the full term.

A longer loan term means lower EMIs but more total interest. A shorter term means higher EMIs but significantly less total interest. Use the calculator to model both scenarios and make an informed decision.
